In May 2006 Mace was appointed to manage the Veolia Water Three Valleys office transformation programme. This major office rationalisation and transformation programme included the closure of 3 existing office sites and the relocation of over 600 staff to a new purpose built headquarters in Hatfield. Mace Group was already appointed to manage the Capital Alliance Programme for Veolia Water Three Valleys which involved mains water asset renewals across the company's area of operation.
Before the new headquarters project could begin we undertook a strategic review of the existing office estate, followed by the development of a business case for the office transformation programme. The project included the negotiation of a complex lease agreement and development and management of a scope of works prepared by the landlord.
The main project objectives were:
- Provide an environment that supports the way Veolia Water Three Valleys want to work
- Reduce the environmental impact of the company
- Create a building that supports communication and interaction
- Facilitate the unification of Veolia and Three Valleys Water
- Create a seamless transition to the new building, for employees and external stakeholders
- Create an environment where drop-in working is possible and staff from other offices feel welcome
- Create an environment which is safe to work in and maintain
- Reduce cost of business administration
- Create space which can be sub-let to other occupiers
- Implement a travel policy which reduces reliance on cars and eases staff travel to work
The benefits achieved so far from the project are:
- Reduction in footprint for office estate
- Consolidated estate alligned with organisation requirements for service delivery
- Incorporation of shared working principles ("New Ways of Working"), from traditional 1:1 staff workstation to an average 3:2
- 70% reduction in document storage
- A modern ICT solution capable of supporting flexibility and mobility
- Reduction in help desk calls
Further anticipated benefits are:
- Reduction in staff sickness
- Reduction in staff turnover
- Target 30% reduction in energy use
- Target reduction in carbon emission
