Mace was appointed to carry out a due diligence assessment of Fleetway House on behalf of Tishman Speyer Properties. The development was initially started by Scottish Widows Plc but was subsequently offered to developers. Mace's co-ordination of each due diligence consultant alongside detailed assessments of the programme, build-ability and engineering opportunities played a key role in Tishman Speyer Properties' successful acquisition of the development.
The submitted proposal included the refurbishment, re-cladding and four-storey extension of the existing building, resulting in 21,442 sq metres GIA of office and retail space - an overall increase of 7,748 sq metres.
Tishman Speyer Properties key driver for acquiring the building was the ability to complete the development by Q2 2009, this required detailed interrogation of the preferred contractors programme, logistics and risks.
