Sense is providing cost consultancy and cost planning services on the construction of a new commercial office in Aldgate, London for client Minerva.
Sense was appointed by Minerva in June 2006 to provide cost consultancy services for the St Botolph's commerial office development, including Cat A fit out.
The building comprises three basement floors, a ground floor with provision for retail space, two potential dealer floors, 11 general office floors and a roof plant level.
The building has a concrete frame and floors below ground, with a piled raft foundation, steel frame with concrete floors above ground, and four concrete slip-form perimeter cores. The main elevations are double glazed curtain walling with a ‘visor' element in front of the vision glazing, with louvre panels between the main cladding system and the core glazing. The roof plant is hidden from view by a raked ‘blade' type array which runs around the perimeter of the building.
Within a central core are eight banks of lifts, with seven being ‘twin' lifts supported by destination hall call control. Two of the perimeter cores contain fire fighting lifts, with the other two cores containing goods lifts. The scheme retains the provision to install escalators serving the potential dealer floors from a dedicated reception.
The building provides primary plant and distribution for ventilation and air treatment systems, sprinklers, 2-pipe fancoil cooling with electric heating, wet riser installation, BMS and fire alarm systems. Standby generators for building life safety systems, secondary incoming electrical supply for resilience.
